Who are Meja Homes?

Meja Homes is a property development company registered as Meja Grow My Networth Limited. The firm was formed by professionals who have been in the construction sector for at least 20 years, participating in fruitful discussions and formulation of winning strategies in boardrooms, project sites, design offices and generally in the building supply chain.

Current and Past Project Portfolio

We have undertaken several projects such as Malindi Greenview Phase 1 which is 90% sold while Malindi Greenview Phase 2 was sold out. Riara Greenview Apartments is also sold out.

We are currently developing Juja Greenview, located 10 minutes from Juja Town. It shall consist 50 units of 4 Bedroom townhouses in a gated community. The units shall retail at much lower rate compared with current market prices.

What has been the secret?

For all the projects we undertook, we did not have a budget to push sales yet the projects are almost sold out. What has been the secret? We strive to reduce all our costs to the bare minimum. Of course we have no incidences of heists, or other financial malpractice. Discipline and prudence. No exaggeration of suppliers’ costs. You can’t steal from yourself, would you? And payment of taxes as and when they fall due.

The result is that for the same quality product in the market, we are able to offer huge price benefits to either the investor or home buyer. For example, in November, 2021 at the start of the Riara Greenview project we were offering 2 Bed Apartment at Kes 2.99m. The same unit is worth Kes 5.69m in August 2024, inclusive of a sectional property title. This translates to over 90% gain in value in less than three years. The unit fetches a monthly rent of Kes 37,500 (inclusive Service Charge). This translates to 14% RoI, higher than most alternatives in the market.

In Malindi Phase 1, 50×100 commercial plots which were 35 minutes from the Malindi Airport, were going for Kes 65,000 inclusive of title in 2020. Currently as a result of huge developments in neighborhood, the same commercial plot goes for Kes 200,000 translating to growth in value of 308%!

So it’s not hard to see why Meja Homes units make sense to buy, and why we don’t need a huge marketing budget. We believe in first developing a quality, affordable and functional product. Then market. Not the other way round. We are ready to sacrifice so that we grow the networth of our clients.

Why you need to know about Milestone Payments

Despite this success, we are aware of the pain and horrendous stories our friends and relatives, or even ourselves, have gone through in the hands of rogue property dealers. In our own assessment, at least one in three of those who are interested in purchasing land or property have gone through a rather bad experience. Some are so bad experiences that suicide and financial ruin has resulted.

Meja Homes would not want to take anyone through such experiences. The Director and other staff have children they would want to raise and take out freely without heavy security, nor frequent change of cars, nor heavily tinted bullet proofed car windows. Nor the unending court appearances, and drama. Our interest is providing home buyers and investors an honest and legal avenue of acquiring valuable properties though the most affordable and flexible means possible in Kenya.

Besides the existing and proposed legislation to curb the vice, our values as a firm require us to exercise prudence, honesty, regular feedback and innovativeness. That’s why we are introducing Milestone Payment Method.

What is Milestone Payment Method?

Many payment methods exist such as cash, flexible instalments, mortgage and most recent in Kenya, milestone payment. Milestone payments are a series of payments each of which is made upon the accomplishment of defined key stages.

If you are seeking a longer term method of payment say 4 years, to acquire a 4 Bed town house with all amenities, this is the method we recommend. Acquisition of land, approvals and construction take time. For instance, those who do private construction for a home, would confess that they took average of 5 years of sweat and sacrifice. Why then would a property developer require a potential client pay either upfront, or in 1 ½ years for a project that ordinarily takes up to five years? And what about quality assurance, accountability and transparency?

The project shall largely adopt the Milestone Payment method. This is aimed at assisting our clients pay pole pole in 4 years.

How Milestone Payment shall work in Juja Greenview

The method is laborious in terms of setting up and investment in systems and processes. I think that’s one of the reasons many would not want to engage in the method. What we have done is to have all approvals required, done. That is by the National Government various ministries, departments and agencies and, County Government of Kiambu.

Second, we have developed a Bill of Quantities specific to a unit. The same is broken down to 21 milestones. These milestones are sequenced in logical manner. Third, we have developed from our years of practice various checklists which are hosted in a Meja Homes App. These define the sub-tasks and tasks that lead to completion of a milestone. Fourth, we have developed a system where the client will be notified on uploading by professionals of any of these checklists accompanied by photos, which shall signal end to a milestone. Only then will the client be required to pay.

Meja Homes invites potential buyers and investor to consider Juja Greenview Project which is expected to start in October 2024 and be handed over in April 2027. It shall consist a children play area, borehole and elevated tanks, waste water management system, perimeter, electric fence and CCTV, intercom and high speed wi-fi, cabro paved driveways and parking, controlled access and beautiful gate and private terrace for every unit. Plans for a swimming pool and commercial center are underway.
